Nvidia is not writing a $105 billion cheque

The $105 billion figure, disclosed in a regulatory filing, is a cap on credit support for the land, power and infrastructure of the facility — not cash paid out. Credit support means Nvidia stands behind someone else's borrowing: if the project cannot pay, Nvidia is on the hook. It lowers the interest rate the developer pays and makes lenders willing to fund a project of this size at all.

Nvidia's actual outlay disclosed alongside it is $1.5 billion of equity in SB Energy, the developer, which was founded as part of SoftBank Group in 2019. SB Energy will build, own and operate the campus. OpenAI is the anchor tenant on a 20-year lease. So three parties each take a different piece: SB Energy takes construction and ownership, OpenAI takes the long-term rental obligation, and Nvidia takes the credit risk.

Why a chip company guarantees a building

Nvidia said it expects $150 billion to $200 billion of revenue from the site as its exclusive supplier of computing systems. Set against a $105 billion guarantee, that is the trade: Nvidia is underwriting the financing that lets a customer build somewhere to put its chips.

The constraint this addresses is power, not silicon. A site leasing up to 8 gigawatts needs generation, transmission and land secured years ahead, and lenders price that risk steeply for a tenant whose business is only a few years old. A guarantee from a company of Nvidia's balance-sheet strength converts an expensive, uncertain financing into a cheap one — which is the difference between the campus being built on this timeline or not.

The timeline is long

  1. 17 August 2026 — The arrangement is disclosed, with Nvidia credit support capped at $105 billion and $1.5 billion invested in SB Energy.
  2. 2028 — The first 800 megawatts are scheduled to come online.
  3. 2032 — Full build-out targeted, at up to 8 gigawatts leased by OpenAI.

That first 800 megawatts is roughly a tenth of the eventual capacity and does not arrive for two years. The revenue Nvidia points to accrues across the life of the campus, not the current financial year, which is why an announcement of this size resolves very little about near-term results. What it does establish is the shape of how AI capacity now gets financed: the chip supplier assuming credit risk to make its customers bankable.
